When I must contact VMC ? :
 
Transfer of Property:
 
You may wish to change the name of inheritance or purchase. No changes are made in case of property where, past dues to VMC have not been paid.

How to apply:
Apply in the prescribed form.
   
Documents required for application:
 
(A) For inherited property
(1) A certified copy of the latest property card issued by the city survey office, and
(2) A certified copy of death certificate of the original owner, or A certified copy of the will or distribution agreement.

(B) For purchased property
(1) A certified copy of property card issued by city survey department, and(
2) A certified copy of index issued by the registrar office, and
(3) A certified copy of sale deed issued by the registrar office.
 
Processing Time:
30 days from the date of receipt of application. If the applicant receives no reply within stipulated time, please contact the Assistant Municipal Commissioner concerned.
   
Assessment of Property :
 
For the purpose of property Tax corporation assesses the property and tax fix the ratable value. Now from the year 2003-04, scheme of Area bare Assessment is adopted.

You can assess your property at your own; for these the following counts to be taken in to account.

(1) First, you have to ascertain whether your property is Residential or Non-residential,
(2) Total Area of your property covered by four walls and ceiling in saare meters
(3) Rate of tax applicable if it is Residential, the present rate is Rs.10/- and if it is non-residential then it is Rs.20/-
(4) Site factor; you have to locate your property in which zone it falls and take the concerned multiplying ration for this; you can have this information from Assessment Dept. of VMC.
(5) Age Factor: You have to determine the age of your building.i.e. How old is your building Take the corresponding multiplier. The detail of this factor can also be had from Assessment dept.
(6) Use Factor: You have to locate the use factor multiplier, by taking into account the use of your building. The same is also available with Assessment Dept.
(7) Occupancy Factor: Whether you occupy your building as owner or tenant. Once if is ascertained you may get the multiplying ration After receiving all this information; you have to Multiply Area X Rate X Site Factor X Age Factor X Use Factor X Occupancy Factor = Your property Tax

Now from above information; you may realize that flow easy is the calculation of property tax.
